Eatons Hill is where we are based, so we know the streets and we know what the houses are made of. Most of the suburb went up from the 1990s onwards: brick and rendered homes, often two storeys, on blocks big enough that the yard was never the constraint.
That makes for a different renovation from the inner north. These houses are structurally sound and nowhere near old enough for character controls, so almost nothing is off limits. What dates them is the floor plan — a project home laid out for how families were assumed to live twenty-five years ago — and wet areas that have simply reached the end of their life.
Approvals here go to the City of Moreton Bay rather than Brisbane City Council. It is a different planning scheme with different requirements, and it catches people who have renovated elsewhere in Brisbane before.

1990s and 2000s project homes
Well built and generously sized, but arranged around a formal lounge nobody sits in and a kitchen closed off from everything. Opening the kitchen, living and dining into one space, and connecting that to the yard, is the change that transforms these houses — and the framing usually allows it without a major structural rethink.
Original kitchens and bathrooms
A kitchen from 1998 has done its work. Beyond the finishes, the wet areas in homes of this age were waterproofed to a standard well short of what is required now, so a bathroom renovation here is a full strip-out and re-waterproof rather than a re-tile over the top.
Large blocks with room to add
The lot sizes are the opportunity. A ground-floor extension, a proper covered outdoor room or a reworked pool surround are all genuinely available here in a way they are not on a 400m² inner-city block, and setbacks are rarely the limiting factor.
What we plan for here
- Building and planning approvals go to the City of Moreton Bay, not Brisbane City Council — a different scheme, and a common surprise for people who have renovated closer in.
- Blocks are large enough that a ground-floor extension is usually better value than working upwards.
- Homes of this era were built to a repeatable plan, so load-bearing walls tend to sit in predictable places — which makes opening up a living area more straightforward to price accurately.
- Wet areas from the 1990s and early 2000s need the waterproofing replaced to the current standard, not covered over.
- Parts of the suburb sit on a genuine slope, and a level change across the block changes what an extension costs before anything else is decided.
