Windsor covers two quite different renovation problems in one suburb. The higher ground is steep, character-heavy and closer in feel to Red Hill; the lower ground near Breakfast Creek is flatter and raises different questions entirely.
Which half a house sits in changes almost everything about the right approach, so it is worth establishing before any design work starts rather than discovering it at the approval stage.

Hillside character homes
Pre-war timber houses on sloping lots, many sitting high at the rear. As elsewhere on the inner-north ridges, enclosing existing underfloor space is frequently the most economical floor area available.
Lower-lying homes near the creek
Flatter blocks where floor levels, drainage and flood information matter more than slope does. Ground-level extensions are often viable, but the levels have to be established properly first.
Post-war and later infill
Simpler houses from the fifties onward, generally structurally straightforward and well suited to interior reconfiguration and full kitchen and bathroom replacement.
What we plan for here
- The suburb splits between steep and low-lying, and the right approach differs sharply between the two.
- Higher parts often suit building in underneath; lower parts more often suit extending at ground level.
- Flood information is property-specific and should be checked by address, not by suburb.
- Character controls apply across much of the older stock and affect the street-facing form.
- Stormwater and site drainage are a design item in both halves of the suburb, for different reasons.
