Renovation builders in Red Hill — small steep lots and pre-war timber cottages reworked with build-under extensions and reconfigured living space.

Red Hill is steep, tightly built and almost entirely pre-war in character. Lots are small, houses sit close to their boundaries and to each other, and the street frontage is usually the part of the house that cannot change.

That combination pushes most renovations in one direction: down and back rather than out. The good news is that the same slope that makes the site difficult is what gives so many of these houses usable space underneath.

Workers' cottages

Small pre-war timber houses, frequently on lots well under 500 square metres. Original rooms are modest and the kitchen is usually at the back in the worst position in the house. Reworking the rear is where nearly all the value sits.

High-set homes with space underneath

The fall on these blocks leaves a lot of houses standing well clear of the ground at the rear. Enclosing that space adds bedrooms, a second bathroom or a living area under an existing roof, which is a fundamentally cheaper way to add floor area than building new.

Previously extended houses

Many have already been added to once, sometimes without approval. What was done before, and whether it was documented, shapes what is possible now — and it is better found at the site assessment than at the certifier.

  • Small lots and steep terrain make boundary setbacks, retaining and site access central to what is achievable.
  • Much of the suburb falls within Brisbane's traditional building character areas, which affects the street-facing form and demolition.
  • Building in underneath is often the most cost-effective floor area available, subject to head height and structure.
  • Machinery access is genuinely constrained here, and it changes both method and cost.
  • Undocumented previous work is common in this stock and needs resolving before new work is designed around it.
